Terms and conditions

Reservation and booking deposit


To confirm your reservation for your accommodation with Amsterdam Stay then you need to pay the required booking deposit usually 10-20% of the total amount but depends on which apartment is reserved. Payments are made online using our secure payment system,


The remaining balance 80-90% is paid directly to the owner on your arrival at the property in cash or in advance by bank transfer or pay pal.

We have partnered with MoneyBookers.com as well as Paypal .com so you have a choice of payment options both process our online payments and reservations.

Moneybookers accept most credit and debit cards as well as bank transfers and online cheques  (checks). but until the deposit is paid  your bookings cannot be confirmed. only then  will you get confirmation of your Amsterdam booking by e-mail will full details of how to arrange key collection, owner contact details, phone number etc.

You will receive two e-mails, one from Amsterdam Stay confirming your booking and supplying  property details and map to property from central station and one from the owner (owners may take up to 24 hours to mail you) informing you where to collect keys and other details.

The outstanding balance, along with any security deposit and cleaning fees (Some owners charge one, few do not), has to be paid in cash or in advance by bank transfer or pay pal  directly to the owner.

if owner accepts payment by Pay Pal and bank transfer. then the security deposit will then be refunded back to your account by pay pal / bank transfer on the day of your departure after  owner has inspected the accommodation.

 

Making any changes to the booking or cancellation

Cancellation fees will depend on the amount of notice given before the arrival date and if we manage to resell the cancelled dates.

Owners have different cancellation policies but rough guide is given below.

- With below 14 days of notice prior to your arrival date: then 50% of total remaining balance.

- With less than 24 hours or no notice / No show: then 100% of total balance wil be charged to the credit card used to make the reservation. 

 

Note that booking deposit is non-refundable under any circumstances.

Travel dates changed,

Any amendment to your booking attracts a 20 euro administration fee


In order to amend the number of the guests staying at the property you reserved you have to check with the owner or us to find if accommodation will sleep additional guest(s):  if fewer guests intend staying, the remaining balance will stay the same unless the owner agrees to a reduction.


If additional guests arrive, than was originally stated in the original booking the owner or manager will add additional guest fees to the balance.


If you want to change length of your stay  you are welcome to do so without penalty unless  it is during the high season periods when minimum stays are required.  If you wish to extend your stay you are welcome to do so as long as the extra dates are available.


Requesting to change properties from one you have booked. We will do our best to accommodate you but in some cases it may not be possible. 


In some cases you may be required to cancel the original booking and start from the beginning, which involves making a new booking from scratch and requires a second deposit being paid.

Any changes to your reservation must be made in writing by e-mail.


No cancellations or amendments will be  taken over the phone.


Arrival procedure

After you receive confirmation of your booking , please remember to print  out the arrival details and place with your tickets or passport as it  contains all the nformation, you need on your arrival in Amsterdam.

In case you have not provided us with your time of arrival , please do so as we need this information so owner is at the property to check you in on your arrival.

This is very important, as the owners will not wait  around in the property for you to arrive.

During the stay

Please respect  the property and treat it with care and the contents as if it they were your own.


Different owners have different house rules please respect them, example if owner says "no smoking" please respect his wishes.


In the event of  a problem with your accommodation during your stay, something not working  or whatever and you need to contact the owner you can eiither contact the number given to you in your confirmation mails or the owner may give you a different one on check in.

Behavior

During your stay please  behave like adults, you may be on holiday but your neighbours are not  and Amsterdam being so tiny and so crowded all apartments and houses have neighbours and  they like to have their sleep, so organisng parties and playing loud music is not permissible.

 

 

The person who booked the property is held accountable for keeping guests in an orderly manner.

If manager or owner get complaints from the neighbors duriing your stay, the owner has  he right to enter the property and request you to leave and even evict you / your guests from the accommodation; without any right to compensation.


Cleaning

 

 

The accommodation is clean and ready for your arrival. On your departure; you are excepted to return the accommodation in the same state you received it. If in the event the accommodation appears like bomb site then owner is permitted to charge extra cleaning fees i

Number of guests

Accommodation should be booked for the number of guests that are actually staying in the accommodation. In case this number differs during your stay, then you should book for thigest number of guests who will be staying. For example if you are booking for 4 nights; and If on 2 nights you have got 4 guests and 2 nights you have got only 3,  You make booking for 4 guests.

 

 

If not agreed earlier with owner or manager, only the number of guests noted on booking are permitted to enter the accommodation.

Number of guests using the accommodation must not exceed the maximum allocated ability, (excluding kids under 3 years old).  Owner or manager has got right to ask you to pay additional fees or ask you to leave or evict you / your guests from accommodation, without any right to compensation.

Amendments

 

Accidents happen to us all. In some  very rare cases your reserved property may not be available for some reason or other.

In the unlikely event this should happen to your bookings that the owner can not accommodate you with apartment that you at first booked, then AmsterdamStay will find you similar  accommodation were possible.

It is the owners responsibility to have the property you booked ready for your arrival or  at least a similar property of the same standard  but in come cases the owner may only have the one property  so can do nothing for you, then Amsterdam Stay step in to help.

We will bend over backwards to find you an alternative to the property you reserved. but in the event no agreement will be made regarding the alternatives offered then all AmsterdamStay can do is refund your deposit in full.

Responsibilities

 

 

Neither AmsterdamStay nor owner/ manager of the accommodation should be made responsible for the damages that might occur during its stay at accommodation.  

Litigation

Any litigation concerning accommodation or booking with Amsterdam Stay / World Escape LLC, the law of Delaware USA have sole jurisdiction over such matters.

Responsibility

AmsterdamStay provides an online accommodation booking service for owners and guests.  In this regard, AmsterdamStay is not responsible for accidents, delays, losses, change of intinitery, change of rates or any other damages.

Amsterdam Stay or it's employees are not responsible for: Errors and omissions; Misrepresentation by third parties using the web site; Personal damage or injury while staying in an accommodation booked through AmsterdamStay.

The service of AmsterdamStay is limited to advertising other owners accommodations and information regarding making a reservation for your chosen accommodation, until booking confirmation is sent by email.

The responsibility of AmsterdamStay is limited to your booking deposit paid.

AmsterdamStay is not part of the rental agreement; Complaints during your stay you should contact the owner/manager from the number supplied on your booking confirmation.  You can of course contact us if you cannot contact the owner and we will do our best to help in any way we can.

Of course we always welcome feedback from our guests / clients about the accommodation they booked and stayed in. We pass on this information/ comments to the owner if the need arises.

 AmsterdamStay reserves the right to change, modify or update its terms and conditions at any time.  It is the responsibility of guests using the AmsterdamStay accommodation service, to make sure they read these terms and conditions before making any booking.
