Terms and conditions of Amsterdam Stay.com
Booking and deposit
To confirm your Amsterdam accommodation with AmsterdamStay.com you must pay the required booking deposit through our online payment system. This amount is clearly shown in the rate calculation at time of booking and is paid using a secure online payment programme.
Your bookings deposit payment is processed by either MoneyBookers or Paypal, whichever you choose to pay with.
No booking can be confirmed until the booking deposit is paid, only then will you will receive confirmation of your booking by email from AmsterdamStay.com
The outstanding balance, along with any security deposit will need to to be paid in cash on arrival, unless otherwise agreed with owner to be paid in advance. Some owners accept payment by Pay Pal or bank transfer but not all.
The security deposit will be refunded the way it was paid, either back into your account or in cash.
Cancellation or making changes to booking
Cancellation fees depend on how much notice has been given before your arrival date and if we have a chance to resell the cancelled dates.
Cancellations must be made by e-mail to
and a confirmation of the cancellation will then be sent to you. If you do not receive confirmation, then your cancellation may not have been received. It is the Client’s responsibility to ensure receipt of their cancellation.
Cancellation terms in most cases are:
- With less than 14 days notice before your arrival date: 50% of the total remaining balance
- With less than 7 days to arrival date 75% of the total remaining balance
- With Less than 24 hours or no prior notice / No show: 100% of the total balance.
If the policies for a particular apartment differ from the above, these will be stated on the apartment page
Please note that the booking deposit is non-refundable under any circumstance.

My group number / Travel dates have changed
To change the number of guests staying you need to check with us or the owner to find if the accommodation can sleep the additional guest(s): with a smaller number of guests, staying the remaining balance stays the same; if more guests arrive that was originally booked the owner/ manager will add an additional extra guest fee to your balance.
To change the length of your stay, you must contact us directly in writing. Changes are permitted up to 14 days prior to arrival. With less than 14 days before arrival, you may decrease the number of nights however the price remains the same. Additional nights can only be added if the property is available. The balance due will be increased according to the nightly rate. Changes are subject to the minimum stay requirement set by the owner on the property page. For example, if you booked a property which has a minimum stay, you cannot decrease the number of nights regardless of how far in advance. Please note that in the case of a decrease in the number of nights, the booking deposit remains unaltered at 15% of the price of your original booking.
Requesting a move to a different apartment from the one you have already booked must be done more than 14 days before arrival. We will try accommodate you but it is not always possible, but of course we will do all we can.
In some cases to change apartments; you may be required to cancel your original booking and make a new one from scratch. This will be treated as a new booking and a second booking deposit will have to be paid.
All changes to reservations or cancellations must be received by email or fax. Cancellations or changes over the phone will not be accepted.
AmsterdamStay recommends that guests purchase travel insurance to avoid any problems.
After you have received confirmation of your booking by e-mail, it is best to print out a copy and place with your tickets / passport as it contains all the information you will require when you arrive in Amsterdam.
If you have not given us your time of arrival in Amsterdam, please do so a few days before your arrival. This is important as many properties do not have a reception so owners need to know your arrival time.
During your stay
Please treat the accommodation and the contents as if it was your own. Different owners have different house rules, please obey any rules the owner informs your of. If you need to contact the owner due to a problem, damage or non working equipment, you will have a number for the owner / property manager. Contact as soon as possible, so the repairs can be dealt with.
Most places have neighbors so arranging parties and playing music loud is not allowed. Please show respect to neighbors. You may be on vacation but they are not.
The guest booking the accommodation is the person who will be held responsible for keeping their guests in an orderly manner.
Should the manager / owner receive complaints from neighbors during your stay, the owner reserves the right to request you to leave or even evict you and your guests from the accommodation; without the right to any compensation.
The accommodation is cleaned and ready for your arrival. On your departure, you are required to return the accommodation in a simular state. If in the event the accommodation looks like a bomb site the owner is entitled to charge additional cleaning fees if the accommodation is not left as such.
Number of guests
The accommodation must be booked for the number of guests staying in the accommodation. If this number varies during your stay, you must book for the highest number of guests that will be staying.
E.g. If you book for four nights; If on two nights you have four guests and two nights you have only three. you make the booking for four guests.
Unless agreed beforehand with the owner/ manager, only the number of guests indicated in the booking are allowed to use the accommodation.
The number of guests staying and using the accommodation must not exceed the accommodations allocated capacity, (excluding children under three years old). The owner / manager reserves the right to request you to leave or even evict you and your guests from the accommodation, without the right to any compensation.
In the unlikely event that the owner cannot, for any reason, accommodate you in the apartment that you originally booked, AmsterdamStay.com will do all we can to find you a similar alternative accommodation. If no agreement can be made regarding the alternative accommodation, the liability of AmsterdamStay.com is limited to refund of the prepaid booking deposit.
Neither AmsterdamStay.com or the owner of the accommodation shall be made liable for any damages that may occur during your stay at the accommodation.
Any litigation concerning accommodation or booking with AmsterdamStay.com, the law of Delaware USA have sole jurisdiction over such matters.
AmsterdamStay.com provides an online accommodation booking service for owners and guests. In this regard, AmsterdamStay.com is not responsible for accidents, delays, losses, change of itinerary, change of rates or any other damages.
AmsterdamStay.com or its employees are not responsible for: Errors and omissions; Misrepresentation by third parties; Personal damage or injury while staying in an accommodation booked through AmsterdamStay.com
The service of AmsterdamStay.com is limited to advertising other owners accommodations and information regarding making a reservation for your chosen accommodation, until booking confirmation is sent by email. The responsibility of AmsterdamStay.com is limited to your booking deposit paid.
Amsterdam Stay is not part of the rental agreement; Complaints during your stay should be directed to the owner/manager. Of course we welcome feedback about the accommodation and we pass on this information/ comments to the owner if the need arises.
Although AmsterdamStay.com does view all properties before listing them, we do rely on the owners to update the information with any change is made to contents or amenities.

AmsterdamStay.com reserves the right to update information published on the site at any time including rates, descriptions and photographs. AmsterdamStay.com does not guarantee condition or suitability of any accommodation as advertised on its website.
AmsterdamStay.com reserves the right to change, modify or update its terms and conditions at any time. It is the responsibility of guests using the Amsterdam Stay accommodation service, to make sure they read these terms and conditions before making any booking. These terms and conditions do not affect your consumer statutory rights.
